Morgantown Apartments: A Local Guide to Renting in Morgantown, WV

A local guide to renting in Morgantown, WV: the main areas, unit sizes, furnished options, parking, transit, timing and what to ask a landlord.

Perilli Apartments brick apartment building in South Park, Morgantown

Morgantown apartments house a wider mix of people than you might expect in a college town. WVU students rent a lot of them. So do nurses, residents and staff at Ruby Memorial Hospital, researchers at NIOSH, young professionals, families and retirees. Each group wants something a little different, and the city’s hills and spread-out campus make location matter more than it does in flatter towns.

This guide covers how renting here works: the main areas, unit sizes, furnished versus unfurnished, parking and transit, when to start looking, and what to ask a landlord. It also introduces Perilli Apartments, a family-owned landlord that has rented in Morgantown for about 40 years. At the end you’ll find links to our detailed guides on each topic.

Who rents in Morgantown

The renter mix shapes the whole market, so it helps to know who you’re sharing it with.

  • WVU students. WVU requires first-year students to live in a University residence hall. That means most off-campus renters are sophomores and up, plus graduate and professional students.
  • Hospital and health sciences staff. Ruby Memorial Hospital, the WVU Health Sciences Center and Mon General Hospital all draw people who need a short, reliable commute.
  • Professionals, families and retirees. Plenty of renters here have nothing to do with the semester calendar. They want quiet streets, space and a straightforward landlord.

Perilli’s own About page sums up the range: some renters want “peace and quiet for you and your family,” others want “a taste of downtown living for you and your college roommate.”

The main areas for Morgantown apartments

Morgantown is a set of distinct neighborhoods spread over hills and along the Monongahela River. Where you live decides how you get to class or work, how much you drive, and how lively your street is at night. Our guide to the best neighborhoods in Morgantown, WV goes deeper; here’s the short version.

Downtown and High Street

Downtown puts you close to the downtown WVU campus, restaurants, shopping and the Metropolitan Theatre on High Street. The Walnut and Beechurst PRT stations are here. Parking is the trade-off, so most downtown renters plan around the Morgantown Parking Authority’s garages and permits.

South Park

South Park sits just south of downtown across Deckers Creek and blends into Greenmont. It’s one of Morgantown’s first suburbs, with older homes and residential streets. WVU’s PRT page lists the South Park area as near the Walnut station.

Sunnyside and Wiles Hill

Sunnyside, north of the downtown campus, is a dense student area. Wiles Hill and Highland Park sit above it and are more residential.

Evansdale and Suncrest

Evansdale holds WVU’s Evansdale campus and the Ruby Memorial area. Suncrest is a residential neighborhood just west of Evansdale. It was once its own town, incorporated in 1937, and joined Morgantown in 1949.

Unit sizes and furnished options

From efficiencies to five bedrooms

Morgantown has rentals in every size, from efficiencies to houses that fit a group of friends.

  • Efficiencies and one-bedrooms suit people living alone: grad students, residents, professionals and retirees.
  • Two- and three-bedrooms work for couples, small roommate groups, families and anyone who wants a home office.
  • Four- and five-bedroom units suit larger student groups. The city sets how many occupants each rental may hold, so confirm the number before you build a group around a unit.

Furnished or unfurnished

Furnished apartments save you buying furniture and hauling it up steep streets. They suit students, people relocating for a job and anyone here for a set number of years. The catch is that every landlord defines “furnished” a little differently, so ask for the list of what’s included. Our guide to furnished apartments in Morgantown, WV covers what to check.

Parking and getting around

Parking varies a lot by area. Off-street spaces and garages are easier to find outside downtown. Downtown, the Morgantown Parking Authority runs four garages and sells monthly permits on a first-come, first-served basis; residents can also apply for residential permits at its office at 300 Spruce Street.

Without a car, two systems do most of the work:

  • The PRT. WVU’s Personal Rapid Transit has five stations: Walnut, Beechurst, Engineering, Towers and Health Sciences Center. It’s free for WVU students and employees with a WVU ID and runs during the fall and spring semesters. Check prt.wvu.edu for current hours.
  • Mountain Line buses. WVU students and employees ride local Mountain Line routes free with a valid WVU ID, year-round, including summer.

Factor in the hills. Morgantown gets real winters with snow, and some streets are steep.

Timing and questions to ask

When to start looking

The student market moves early. Many students start looking in December through February for the following fall, and Perilli is already leasing for 2027. For fall 2027, WVU residence hall move-in runs August 12 to 14, and classes start on Tuesday, August 17. Our post on when to sign a lease in Morgantown explains the cycle.

If your move is tied to a job or residency rather than a semester, start once you know your date, and call landlords to ask what’s coming up. Either way, give yourself time to tour in person, read the lease and check the unit’s city registration before you sign.

Questions to ask any landlord

Every landlord does things differently, so ask instead of assuming.

  • Which utilities are included, and which go in your name?
  • What’s the lease length and start date?
  • What furniture comes with the unit, if any?
  • Is parking included, and where?
  • Is laundry in the unit or shared?
  • How do you request maintenance, and how fast is it handled?
  • What’s the pet policy? (Perilli Apartments doesn’t allow pets.)
  • Is the unit registered with the city?

On that last point, Morgantown’s Housing Code requires all rental property in city limits to be registered, and units are inspected about every three years. You can call Code Enforcement at 304-284-7401 to check a unit. The city’s rental information page has the details.
